Homes Bought and Sold

Here is a brief list of recent projects Hausman Homebuyers has brought to their full potential. In each case, both buyer and seller were completely satisfied with the results!

Claywell Alamo Heights (Sold Dec '11) - This property was purchased from an investor who was in a tough spot and needed to unload some of his portfolio. The home needed many repairs, so we made sure to negotiate a price to compensate for the amount of time and effort required to rehab this project. We decided to list the property for sale as an investor grade property and it sold for a small, but quick margin.

Mahncke Park (click photo for gallery, Sold May '11) - This is a new home we built in Mahncke Park, an up and coming area just near the Witte Museum. It is 1874 SQFT with 3 bedrooms and 2.5 baths. The house that was previously on the property had been built in 1938 and was in bad shape. We originally intended to completely re-build it. However, once we stripped the house to the frame, we saw it was in too poor of a condition to rebuild. The costs were much more than we had budgeted, but fortunately, we were able to sell the house for a price that worked for us and the new owners.

florida Lavaca (sold May '11) - This property was built in 1930 and is located downtown in the Lavaca Historic District. We purchased it through a bankruptcy trustee's sale. The property was in very poor condition, but we got it for a great price. Instead of fixing the house up, we contacted some other investors and sold it for a quick profit.

Alamo Heights (click photo for gallerey, sold March '11) - This property was built in 1904, it's just over 100 years old! It was a duplex that hadn't been lived in for many years. The place needed a lot of work, but we loved its potential and Arts & Crafts style. The house was stripped to the frame and completely rebuilt as a single family home with an additional 543 SQFT and a detached carport. The final product is 1924 SQFT with 3 bedrooms and 2 baths. Although everything was updated, the interior style remains true to its time period with custom alder wood cabinets, tons of trimwork, white oak wood floors, and a limestone fireplace.

Windcrest (sold March '11) - This house was built in 1971 and is located on a clean, quiet cul-de-sac in Windcrest. It has 4 bedrooms and 2 baths and was purchased from an owner who could not keep up with all the deferred maintenance. We completely gutted the kitchen and both baths. New cabinets, granite counters, and appliances were installed in the kitchen. The baths were renovated with new tile, tubs, and poured marble counters. Other updates included painting, tile & carpet flooring, and light fixtures.

mandalay Olmos Park Terrace (sold Sept '10) - This stone bungalow located in Olmos Park Terrace was built by H.C. Thorman in 1949. Thorman was a famous developer in San Antonio; homes he built are very sought after. We purchased the home from an estate and were very excited to start working on it. We ended getting a cash offer for the house before we started remodeling. These buyers wanted to fix the house up for themselves. This would have been a great project, but we were happy to sell it to the new owner.

Terrell Heights (click photo for gallery, sold May '10) - This 2 bedroom, 1 bath cottage home in Terrell Heights was purchased from an estate near the end of 2009. The original owner had still lived there, so it was pretty dated. We painted the inside, installed granite, bought new appliances, and did some other cosmetic updating. The exterior was lacking curb appeal, so we re-built the front porch and added a gable over it to make the house much easier on the eyes. We also put on a new roof.

121 Five Oaks Northwood (sold May '10) - This 2626 SQFT home in Northwood was purchased from an estate. It was built in 1954 and has 4 bedrooms, 3 baths, and a 2 car garage. The house was in great shape when we bought it. To get it ready for resale, we had some options: do only minor repairs, do a major overhaul, or do something in between. This would have been a really cool house to do a major overhaul on, but we decided the best business decision was to do only the minor repairs. This allowed us to put the house on the market quickly and to price it under market value.

stoneshire Wood Glen (sold Jan '10) - This 3 bedroom, 1 bath house in Wood Glen was purchased from an investor. It needed a lot of work. The foundation was repaired, the roof was replaced, new windows were installed, and a new a/c was put in. Then we put in a new kitchen, new bath, painted the house, and installed laminate flooring.

Churchill Estates (click photo for gallery, sold Jan '10) - This two-story, 4 bedroom home in NEISD was built in 1998 and was purchased from the bank. Updates included custom tile on floors and in baths, poured marble counters in baths, granite counters with undermount sink in kitchen, new faucets and light fixtures, painting, carpeting.

Ventura Ventura (sold Oct '09) - This two-story home in Ventura subdivision was built in 1985 and was purchased from the bank. The kitchen was updated with tiled countertops, freshly painted cabinets, new appliances, and new fixtures. The baths boasted new tubs, tile, vanities, and fixtures. Laminate flooring was installed in the family room.

Beacon Hill 1 Beacon Hill (sold Sept '09) - This Arts & Crafts style home in Beacon Hill built in 1940 was purchased from the bank. This house was well kept. The kitchen was opened for a better flow, the wood floors were refinished, and the baths were updated with new tile and fixtures.

karen Wilshire Terrace (sold July '09) - This 3 bedroom, 2 bath house in Wilshire Terrace was bought from an owner who had previously lived in the house but had since moved and was renting it. The renters had left the house is very poor condition, and the owner did not want to do the repairs. We ended up selling this home to another investor in an "as-is" sale.

Olmos Park Terrace (click photo for gallery, sold July '09) - This 2 bedroom home in Olmost Park Terrace was built in 1940 and was purchased from an investor who had previously rented the property but was ready to cash out of his investment. The front of the house was given a major facelift to give the home more curb appeal, the furnace was replaced, and the interior was remodeled.

Mahncke Park Mahncke Park (sold July '09) - This home in popular Mahncke Park was purchased in foreclosure on the courthouse steps. It was built in 1932! The floor plan was re-worked to make a larger master bathroom and a third bedroom. We were able to save and refinish the original wood floors to get the house looking beautiful! The updated kitchen included new cabinets, granite counters, and stainless steel appliances.

Beacon Hill 3 Beacon Hill (sold May '09) - This home in Beacon Hill was purchased from another investor who had previously purchased it from an estate. It required a lot of work -- it took almost two weeks just to clean-out the house. The foundation was leveled, some of the siding and windows were replaced, then we did some electrical and plumbing updates. After this, a new A/C was installed and all the cosmetic work was done: new paint, cabinets, countertops, light fixtures, door hardware, plumbing fixtures, and flooring.

Hammond Highland Hills (sold Dec '08) - This 2 bedroom, 1 bath home in Highland Hills was purchased from a landlord whose renters had moved out and trashed the place. We cleared out the house, leveled the foundation, painted the house, put in new flooring, added A/C and remodeled the bathroom. It was rented to some new renters for a year before they purchased it from us.

basswood Dellview (sold Dec '08) - This 3 bedroom, 1 bath house in Dellview was purchased from an investor who had previously had the house rented. The kitchen and bath were remodeled, the windows and roof replaced, the house was painted, and new flooring was installed.

Riverside Park Riverside Park (sold Sept '08) - This house near Riverside Park was built in 1920 and was at auction. The foundation was leveled with concrete piers, the house was completely re-painted, new cabinets, counters, and appliances were put in the kitchen, the baths were remodeled, and the flooring was all replaced.

Beacon Hill Beacon Hill (sold June '08) - This house located in historic Beacon Hill was built in 1930. It was purchased from an owner who had grown tired of dealing with the repairs the house needed. New sheetrock, paint, plumbing fixtures, and flooring were put in the house. A/C was also added.

seguin Seguin (sold March '08 - Sept '09) - We bought six lots in Seguin in late 2007. We built two new houses at a time and started the next two when the other two were under contract to sell. These six houses were sold during 2008 and 2009. The houses averaged about 1200 SQFT each and were all 3 bedroom, 2 bath homes with an attached carports. This is a photo of one of them.

appomattox Heritage Northwest (sold Feb '08) - This 4 bedroom 2 bath house in house Heritage Northwest was purchased from some investors in California who grew tired of renting the house. The cabinets were painted, new counters were put in, the house was painted, and new carpet was installed. We also pressure washed all the sidewalks and driveways.

Canyon Lake Canyon Lake (sold Dec '07) - This home near Canyon lake was purchased from an owner who was going through a difficult time and was ready to move back to Michigan. Luckily we were able to save him from a foreclosure! The deck was rebuilt and the inside of the house was cleaned thoroughly.

falcon Mariposa Park (sold Aug '07) - This 3 bedroom, 2 bath home in Mariposa Park was purchased from an investor who had been working on it. We painted it, finished putting closets in the bedrooms, finished out the master bathroom, tiled the family room & kitchen, and had the a/c serviced.

blueridge Cenizo Park (sold Aug '07) - This 4 bedroom, 1 bath house near Cenizo Park was purchased from the bank. The foundation was leveled, the exterior painted, a new water heater was installed, and the interior needed close to a complete renovation.

Saint Mary's Saint Mary's (sold April '07, June '07) - In early 2007, we bought two lots next to each other near St. Mary's University. Once we got through the permitting process, we built two homes in about 120 days. The homes were about 1100 SQFT and had 3 bedrooms and 2 baths. One of the houses is pictured.

michigan Beacon Hill (sold June'07) - This home located in Beacon Hill was purchased from an estate. It took a while for the estate to get all the heirs signatures to sell the house, but we finally got it closed. This home had quite a few historic/craftsman features which we left as original as possible. It was amazing what the flooring tech did with the original floors.

san pedro San Pedro Place (sold May '07) - This 2 bedroom, 1 bath home was built in 1947. We didn't actually buy this house; we helped out a relative that owned it as a rental property. When the renters moved, we painted the house, tiled the floors, and had the appliances serviced. The neighbors had family looking for a house and they ended up purchasing it.

Prospect Hill Prospect Hill (sold April '07) - This home located in Prospect Hill was purchased from an estate. The house was leveled, A/C was added, new cabinets and countertops were installed in the kitchen, and the house was painted.

straight Universal City (sold March '07) - This 3 bedroom, 2 bath home in Universal City was purchased from the bank. Other than the roof, this home was in good shape. We replaced the roof, painted the house, put in new flooring, and fixed up the kitchen and baths. This home also led to us purchasing another home a few doors down that had been severely fired damaged. We fixed that home up and also sold it in 2007.

herbert Van De Walle Park (sold March '07) - This 3 bedroom, 1 bath house near Van De Walle Park was purchased at the auction. It was painted inside and out, the kitchen and bath were renovated, and a detached living quarters was finished out for so it could be used as an apartment or game room.

Los Angeles Heights Los Angeles Heights (sold March '07) - This small cottage is Los Angeles Heights was purchased in foreclosure on the courthouse steps. The house was leveled, a new furnace was installed, and the house was painted.

Universal City Timber Ridge (sold Feb '07) - This home in Timber Ridge was purchased from the bank. There had been a fire in one of the bedrooms, but the damage was not that bad. The damages were repaired, the interior was remodeled, and laminate flooring was installed in the extra-large family room.

oriole Donaldson Terrace (sold Dec '06) - This 3 bedroom 2 bath house in Donaldson Terrace was purchased from the bank. The exterior was painted, A/C was added, the inside was rennovated, and we put some pretty cool custom tile, cabinets, and counters in the kitchen.

sunrise Sunrise (sold Oct '06) - This 3 bedroom, 2 bath home in Sunrise was purchased at auction. The garage had previously been converted; we added a closet so it could be used as a fourth bedroom or still be a game room for a family that did not need an extra bedroom. The A/C condenser was replaced, kitchen counters were tiled and cosmetic updates made.

grapeland Harlandale (sold July '06) - This 3 bedroom, 2 bath home in Harlandale was built in 1920. We purchased it at auction and gave the renter who was living there a little bit of money to move. Once the house was vacant, we added a/c, fixed the plumbing underneath the house, painted, renovated the baths, updated the kitchen, and installed vinyl & carpet flooring.

East Terrel Hills East Terrel Hills (sold July '06) - This 3 bedroom, 1 bath home in East Terrel Hills/North Alamo Heights was built in 1955 and was purchased from an estate. The house was painted, the kitchen was remodeled with new tile countertops, and the hardwood floors were refinished.

cibolo Prospect Hill (sold July '06) - This 2 bedroom, 1 bath home was purchased in foreclosure. It was vacant so we were able to start right away. The foundation was leveled, a laundry room was framed out, and the bathroom & kitchen were completely renovated. We also painted the exterior tan and white. The new owners chose their own colors after moving in.

elmonte Los Angeles Heights (sold July '06) - This is another home that was purchased at auction. It was a 2 bedroom, 1 bath with hardwood floors. We added a master suite complete with walk-in closet and bath. New cabinets and flooring were put in the kitchen.

braubach Southside SA (sold June '06) - This 3 bedroom, 1 bath house just south of San Antonio was bought from an investor and was on just over an acre of land. Before we started working on it, a neighbor told us his son was moving back home from California and was interested in the property. We ended up selling it to him.

butterfield Westwood Park (sold May '06) - This 3 bedroom, 1.5 bath house in Westwood Park was bought at auction. The previous owner had kept it in pretty good shape. The inside was painted, the cabinets were painted, new carpet was installed, and a new tub + tile surround was installed in the bath.

stockman Ranchland Hills (sold May '06) - This 4 bedroom, 2 bath house in Ranchland Hills was purchased at auction. The previous owners still lived there and it took a while for them to move. When we got started, we replaced the roof, had the a/c serviced, remodeled the kitchen, painted, and put in new carpet. An investor looking to add to their rental portfolio purchased this one.

verne Harlandale (sold March '06) - This 3 bedroom, 1.5 bath home was purchased at auction. The previous owners had already moved out, but left everything they didn't want. There was a lot of trash-haul off involved in this job. The house was painted, a laundry room was added, the baths were remodeled, and the kitchen wall was opened up to give the house a bigger feel.
