July 13th update

Hi, welcome to the latest blog update for Hausman Homebuyers!  In the last blog entry, we were looking at buying a couple of houses.  We missed out on one of them because the owner decided against selling, but we ended up getting one that was a court-ordered sale.  It's a really cool stone bungalow that we'll be closing on at the end of the month.

Lately we've been working on two houses that aren't our usual jobs.   A "usual" job takes about 4-6 weeks and involves mainly cosmetic remodeling such as: replacing cabinets & countertops, replacing plumbing & light fixtures, re-tiling kitchens & baths, painting, and replacing flooring.  These two jobs are complete overhauls - pretty much like building a new house, except for a little more difficult.

One of these projects is a duplex located in Alamo Heights that was built in 1904.  The highest and best use for this property is a single-family home.  For this job we stripped the house of everything except the frame, added about 600 square feet, and went from there.  It has all new plumbing, electrical, A/C, siding, windows, roof, etc.  You name it, it's probably new.  It's been 3 1/2 months since we started and we can now see the finish line.  This has been a great project to work on, and we can't wait to put it on the market!  Here's a before and after picture:

The other project is located in Mahncke Park, close to the Witte mueseum off Broadway.  This project required the same kind of work as the Alamo Heights project.  Construction on this started about 6 weeks ago.  We should be close to having it finished in about 6 more weeks.  Here's a before and after picture (note it's not painted yet):

Good Work!
I am so impressed with the before and after photos. The way you added more suare feet to the second house is impressive. I would love to see more photos of the inside!
